Typical energy savings can be between 20% and 50%.

Federal Tax Incentives

In addition to energy savings, a tax deduction of up to $1.80 per square foot is available to owners or tenants (or designers, in the case of government-owned buildings) of new or existing commercial buildings that are constructed or reconstructed to save at least 50% of the heating, cooling, ventilation, water heating, and interior lighting energy cost of a building that meets ASHRAE Standard 90.1-2001. Partial deductions of $.60 per square foot can be taken for improvements to one of three building systems—the building envelope, lighting, or heating and cooling system—that reduces total heating, cooling, ventilation, water heating and interior lighting energy use by 16 2/3% (16 2/3% is the 50% goal for the three systems spread equally over the three systems.)

Methodology

Study individual building operations, performance and comfort issues to determine potential savings

  1. Interview occupants to determine operational schedules
  2. Work with your building level personnel to identify building history, problems, changes, maintenance schedules and support services/contracts
  3. Identify and understand the current lighting and HVAC systems
  4. Do preliminary study of building performance using sensors and Infrared Thermal imaging inspection.
  5. Use computer modeling of current facility energy usage versus savings from upgrades or maintenance of current systems. Modeling software is standard used in many countries globally.
  6. Tune model to actual energy usage from utility statements..
  7. Generate full Model report of facility energy savings
  8. Compute Return On Investment from energy savings and tax incentives and project cash flow analysis.
  9. Present full report to client staff.

Post-Improvement Performance Monitoring

Total Energy Solutions can arrange an energy monitoring feature for monitoring of energy usage by client and Total Energy Solutions to provide energy efficiency performance feedback. Performance deviation will be easily detected to allow rapid diagnostic and corrective measures.
